Extended Stay America Austin - Downtown - Town Lake - Austin

Hotel is extremely run-down and dirty - more of a dorm than a hotel. If you are not accustomed to extended stay hotels, I'd recommend finding someplace else to stay. Also, don't be fooled by the complimentary breakfast - all you get is a cup of coffee and a pre-packaged muffin.

We stayed for the Cap Tex Triathlon. Rooms were not ready till 4:45. Room was not done cleaning. Not enough staff to clean rooms. Many people upset about the wait. We were told rooms would be ready at 3:00. Air conditioning was weak. Bathroom half clean. Coffee pot dirty. Booked a studio room with a pull out couch, got a standard room instead. Although a great location, I will NOT be using this hotel for future stays in Austin, TX. We were to check in at 3pm, but the rooms were not ready for a NUMBER of guests. We were finally given a room at 5pm. The room was barely clean and the AC did not work. ive never stayed in a hotel where soap and shampoo were not available. You would think that for the price chargred to me and what was on the back of the door that simple things like soap, shampoo conditioner and even coffee and sugar/creamer for the coffee pot would have been supplied. It was a great location, price and the cleanliness of the room and hotel was spotless,.,perfect. The only negative was the building has foundation problems that cause the windows and door to not close properly with an air gap at the bottom when the top is closed. The staff was great and the room layout was perfect. You can't beat the price.

This is a perfect spot, comfortable bed, great staff...and I felt a little queasy walking in my bare feet on the grubby rug. That didn't stop us from being glad we stayed there!

this hotel was exactly what we needed for a stay in Austin. Convenient to downtown, Town Lake and South Congress. We rented bikes and biked everywhere we needed to go except for a concert which was a short cab ride away. The bathroom is in need of an upgrade but over all the room was roomy and quiet.

Extended Stay is a great value. . .for one or several nights. This location is just across the Lake from downtown or a short stroll around the block to SoCo. Nice folks and efficient place to stay with a great price.

The hotel was over-booked by 5 guests by the time that we arrived. Although we did receive a room, it was not a room with two beds as was requested. The hotel did not have a roll-away available, which led to one of us sleeping in a chair. The room did not have an iron, and the staff had to hunt one down for us. We had about 20 rooms reserved for guests for our daughter's wedding. From the very beginning, there was confusion, rudeness, and poor management. The groom, the photographer, and others had trouble checking in even though rooms had been guaranteed with credit cards. At one point, 3 hours before the wedding, the clerk was insisting the bride come to […] the hotel with her id. Not happening. One guest checked in and the room was not clean. Although the location is good—very close to the SOCO district and convenient to downtown—the hotel itself is run-down, with cheap and old furnishings and literally no frills. No gym, no pool. Bathtub/shower grout is blackened and cracked, carpet is old, chairs in lobby (OK it's not really a "lobby") are stained. Oh, and you better bring your own shampoo […] & conditioner because they only give you shampoo that's basically detergent in a tube. For an Extended Stay hotel this was a pretty decent one. I have stayed at numerous different Extended Stay's that havent been so great. This was right across Lake Austin from the downtown area, and it was a short walk to 6th street for the night. I would definitely stay here again if the price is cheaper than the other hotels around. The best value with easy walking access to downtown, town lake trails and congress st. And free parking. Amenities are sparse, but it's clean, well-managed and rooms on the back face the woods ! Quite a blessing on upper floors.

exterior of the hotel was very nice. Room was just what we thought it would be as far as unclean bathroom floors, the stale smell of pot and unclean past tenants. For the price though we didn't complain about any of these items. We just sprayed the beds and brought our own linens.

Hallways and stair wells looked like that hadn't been vacuumed in weeks. Breakfast options pretty poor.

There was a smell of smoke in the entire building & room; The service was wonderful, the "To-GO Breakfast" is nice; the location was wonderful, front desk was friendly & helpful. Thanks

Since the kitschy/inexpensive Austin Motel (up the street) was fully booked we decided to try this hotel. It costs about $40 more per night but is not worth that. The location is GREAT- walking distance to the action on South Congress and Downtown, etc. However we had several issues with our room/stay. The air conditioner didn't work, the toilet didn't […] completely flush, there was black mold in the shower and the shower curtain didn't even reach down to the tub (water everywhere.) Also- our flight arrived in the morning but they do not allow any early check in -nothing before 3pm. (Most hotels allow early check-in.) The boss lady at the front desk was "friendly" to me but rude to her co-workers. Other than all of that the room was comfortable with good kitchen facilities and "grab and go" breakfast for free. Good location but suprisingly dirty. The caulking in the bathroom was black in places and gave an overall feeling of a hotel on the decline.

The hotel was just ok, the proximity to the Palmer events center and downtown, and the price made it worth the stay. Our room was not ready upon check-in time (3 pm) so we had to wait a few hours. The people at the desk and the maintenance people were very polite and professional. Very nice room. Loved the location because it was a short walk to downtown.

It was okay in other respects but the cleanliness of the room wasn't up to my standards. There was visible mold surrounding the bath/shower even though it had clearly been cleaned prior to my arrival

It is a great location, walkable to downtown, First street, and the park, but our room was so dirty when we got there. the bathroom was filthy, and room service never showed up the 2 days we were there.

The hotel is very old and outdated. The rooms smell terrible and I was scared to walk on the carpet. We thought the kitchen would help out but with all the other problems and the terrible service I would gladly pay more and stay in a hotel that was cleaner.
