Owner didn't even introduce herself to us... room was dirty and bedding wasn't clean. Asked for an iron and was given a broken ironing board. Went down for breakfast but decided to just make ourselves a slice of toast as plates and cutlery both dirty. So disappointed with this place.. even more so as both myself and my partner were here celebrating our 40th birthdays.

Time at waverly house
Waverly guest house is in excellent condition. The lady running the house was very flexible even thou we arrived very late to check 8n time. Breakfast was excellent and given the use of an iron to a shirt in need was very helpful by the family run hotel. I most definently would stay again.

The worst Guest House I have ever gone
Poor service. Staff are not available to deal with your request. You are welcomed by inexperienced people. You are been given a different reservation from what you have booked. Checking out is a nightmare, no where to leave the keys. Even contacting them on phone is an issue, they keep you waiting for ages. Location is not near to town. They charge high prices for poor quality service.

Clean... OK value, but breakfast not as advertised
Clean rooms and friendly staff, but be aware that if you need to make an early start at weekends, the advertised full English breakfast will be a 'continental' help-yourself to cereal and toast affair as the proprietor likes a lie-in. There was a German couple on the table next to me and I don't know how 'continental' they found toast and jam. Also, if you have a seafront-facing room at the weekend, you will be woken by clubbers going back home to their chav housing at 3.30am. Not the fault of the establishment, but something to bear in mind if you're counting on a good night's sleep.

Midden op de boulevard van Southend on Sea. Dichtbij het strand. Bovendien zijn de eettentjes dichtbij. Voor het openbaar vervoer hoef je ook niet ver te lopen.
