6/10 Good

Read the fine print closely before booking...
Aside from the hosts, this stay was the low point of our trip. The first indicator of things to come was when I made my reservation, I couldn't use my free night. When I spoke with the owner, she was offended that I tried to use a hotels.com free night award at her B&B...in fact, she refused to honor it.
Fast-forward to our arrival and check-in was awkward; the parking lot is on one end of the house and you have to walk the length of the inn on an old sidewalk to get to reception...it was over 100 degrees and with no air conditioning in the common areas of the house, I was in a full sweat by the time I lugged our bags up to the second floor. The room wasn't the one I thought I'd booked, but I didn't care at that point...what did matter to me was the bathroom situation. Evidently, a "private bath" doesn't necessarily mean it's "attached to your bedroom". And ours wasn't, which was an odd experience. The A/C in the room was a loud floor-standing unit, which kept us up half the night. Also, our room didn't have a TV or refrigerator...both of these were available in the common area, however.
The condition of the property (which I understand is for sale) was poor. If they renovated the property once in late 80's, they haven't touched it since. Landscaping hadn't been tended to, our room had a rat's nest of wiring and multiple plugs...not the picture of comfort the website paints.
Breakfast was outstanding, though, and our hosts seemed grateful for our visit.
