The property had modern amenities and it was a good size for our family of 6. It also had everything you need in the kitchen. It was in a great location close by bus stop.
However, it requires a thorough cleaning. The windowsills were dusty. The curtains did not work. The shower was FILTHY with mildew and mold growing on the tiles and shower door. We had to buy a shower slipper and showered with it. The tub was also slimy and we were not able to use it to enjoy the zen garden.

Very beautiful place, perfect match of both modern x traditional design, easy access to each sightseeing spot, and lot of shops and restaurants witinin walking distance, we had a great stay and will definitely book again if we go to Kyoto next time
