Let's start with the positive. The location close to Ueno station was perfect for us; easily accessible, but still relatively quiet. The room felt almost brand new, with no signs of wear and tear, and having the laundry machine right in the room is a big plus.
Unfortunately, the rest of the experience left us pretty disappointed. The sole member of staff wasn't very professional, and seemed mainly confused by the check-in process.
What's worse, we didn't see a single staff member at the premises during the rest of our stay. There was no-one at the check-in counter, just a note with a phone number.
With open doors, no-one at the check-in, and an elevator that didn't require a key card, anyone could have walked inside, so we didn't really feel comfortable leaving our valuables in the room.
Furthermore, the room's balcony had some trash lying around, and the drying rack in the bathroom was covered in dust.
Not an experience we want to go through again.
