Not enough soundproofing
The hotel itself is very nice. Nice restaurants and bakery. Rooms are fine for solo travel. But the rooms have very little soundproofing. The door to the room might as well be cardboard. When everyone checks out in the morning you’ll hear every single person. And the walls allow Bassy voices or snoring through quite easily.

Pros: reasonable price, decent room size, a nice park opposite Cons: fairly long walk to Shinjuku station, and there was a stretch of walk to the nearest metro without any shelter so pray there is no rain. It appears that the hotel is located near to a hospital hence there is noise of ambulance siren at night. It doesn’t help that the air-conditioning is centrally controlled so for proper ventilation, we need to open the window at night. Also the check out time of 10.00 am is too early.
