Hotel was pretty run down. Although they provided baby crib, the bedding was dirty and had to be replaced.

The location was great, the staff was nice, the beds were comfortable. The breakfast was ample, but only 'okay' not amazing. I thought the price was pretty reasonable all things considered. My room had no view, and was small, but not terribly so. In general I thought it was a good place, and if it hadn't been rainy/cloudy I think the view at breakfast would have been quite nice. One thing I did note was that the room breakfast was in was in a very family-style setup and many of the tables were quite huge. For anyone traveling alone or with only one other guest, it can be kind of awkward if you don't get one of the few smaller tables.

Good location, if you don't mind older style rooms
Room is showing signs of aging, and be aware like most hotel beds in this part of the world, they are quite stiff.
Location and view is hard to beat though for the price as well.
They do have a shuttle bus to the nearest MRT station, but it's a 15 minute walk otherwise which is fine for most people.

the building is old and the room is dirty, especially the floor and the bathroom . Area surround is the old zone and most of the places are dirty.
However , the staffs are next and helpful .

Passing hotel with fantastic breakfast
The main reason we picked this hotel was due to the proximity to my parent's house. Everything was in working condition, but the hotel definitely shows its age and doesn't seem to be updated much. It still leverages physical keys (instead of key cards), which I haven't seen in hotels in a while. The light fixtures in the room was losing some of their paint. The caulking around the sink had mold on it. The wifi was barely useable. But if you are looking for something basic, everything works including the AC.
The best part of the hotel is the breakfast. It is a very full spread with a mixture of Asian and Western breakfast items. You also get a fantastic view from the restaurant on the 12th floor.
